Located at 36 Franklin St., the tiny yellow home was built around 1815 by James Traver, a flagman on the Adirondack Railroad. Current owners Tim and Suzanne Reed are looking for buyers who will appreciate and protect the building’s historic attributes. “The whole frame is hand-hewn,” Tim Reed said. “It had plaster-and-lath walls. We really want someone who will buy it because they love it and will do right by it. We don’t want to sell it for a price where somebody’s just buying a lot.” The Reeds have been leasing the home since 1982 when they first purchased it. Recently, they’ve joined a growing list of local investors whose focus has shifted north to Glens Falls, which is in the midst of major rejuvenation. The Reeds bought 166 Glen St., a three-story building near the city’s new traffic roundabout. They hope to lease commercial space on the first two floors with a third-floor apartment overlooking downtown. Reed specializes in historic restoration and has built or remodeled several homes with materials from old barns. He’d love to fix up the Franklin Street house, but simply can’t commit to that and the Glens Falls project as well. “It’ll never be a Saratoga mansion, but it will always be the oldest house in town,” he said. “It’s an easy walk to anything – Broadway, the (Beekman Street) Arts District, Price Chopper. “Small houses, in my opinion, are back.” Reed said the Saratoga Springs Preservation Foundation told him about the home’s status as oldest in Saratoga Springs. The West Side has changed dramatically since he bought it more than 25 years ago. “I was just getting started in business,” he said. “Things were very affordable. I bought it because I could. We’re at a crossroads now. We’re just changing direction a little bit.” Today, the home’s small back yard is dwarfed by high-rise condominiums on Railroad Place. But that does nothing to diminish the building’s historic charm and ambience. “It was a working man’s house,” Reed said. “Most of them got torn down for the big ones.” Rough hand-hewn beams are exposed in the living room. An old brick fireplace with a hand-forged iron cooking crane is the key feature in another room. An addition, suitable for a bedroom, was built in the late 19th century. Upstairs, over the original section, there’s space for two more bedrooms. “It needs a renovation now to do it justice,” Reed said. “We really would like to find somebody who would preserve it. --- SEE PHOTOS !!!
